NOTICE OF SHERIFF’S SALE
Notice is given that on the 15 day of August, 2013, at 10:00 am, in the Court Room at the Sheriff’s office at 201 S. Cherokee, in the City of Claremore, Rogers County, Oklahoma, the Sheriff of said County will offer for sale and sell, with appraisement, for cash, at public auction, to the highest and best bidder, all that certain real estate in Rogers County, Oklahoma, to-wit:
A tract of land in the SW/4 of Section 5, Township 23 North, Range 15 East of the I.B.&M., further described as follows: Starting at the SE corner of the N/2 of the N/2 of the SW/4; Thence North 89 deg. 44’ 30” West along the South line of said N/2 of N/2 of SW/4, 76.04 feet to the point of beginning: Thence North 69 deg. 33’51” West 345.77 feet; Thence Northwesterly along the Southerly and Easterly edge of the strip pit water to a point of intersection with the South line of said N/2 of N/2 of SW/4, begin again at a point of beginning; Thence South 20 deg. 50’ West, 310 feet; Thence North 69 deg. 10’ West 825.83 feet to a point on the South line of said N/2 of N/2 of SW/4; Thence North 89 deg. 44’ 30” West along said South line 691.33 feet more or less to the point of intersection with Easterly edge of strip pit water, and less 25 feet roadway easement adjacent to the East boundary line;
subject to unpaid taxes, advancements by Plaintiff for taxes, insurance premiums, and expenses necessary for the preservation of the subject property, if any, said property having been duly appraised at $90,000.00. Sale will be made pursuant to a Special Execution And Order Of Sale issued in accordance with judgment entered in the District Court of Rogers County, Oklahoma in Case No. CJ-2010-191, entitled Bank of America, N.A., successor by merger to BAC Home Loans Servicing, L.P. fka Countrywide Home Loans Servicing, L.P., Plaintiff, vs. David L. Butler, Teresa A. Butler, John Doe, Jane Doe, being all of the Defendants and persons holding or claiming any interest or lien in the subject property.
