PUBLISHED IN THE CLAREMORE DAILY PROGRESS, CLAREMORE, OKLAHOMA, DECEMBER 9, 2012.

Pursuant to Title 19, O.S. Section 866. 1 to 866.36 a public hearing will be held by the City of Claremore-Rogers County Metropolitan Area Planning Commission on WEDNESDAY, JANUARY 2, 2013, at 4:00 p.m. in the Claremore City Hall Complex, 104 South Muskogee, Claremore, Oklahoma to hear the application of BILL McANALLY to rezone the following described property, to-wit:

The North 100 ft of the East 924.29 ft of the following tract of land: 15 acres: A tr. of land in the SW/4 of Sec 32, TWP 20N, RGE 16E of the IB&M., Rogers County, State of Oklahoma, according to the U.S. Gov. Survey thereof, Beginning at a point 80.0’ N 89 deg 56’52” E & 50.0’ N 00 deg 11’49” W a dist. of 150.86’; th. N 84 deg 45’11” E a dist. of 130.02’; th. Alg a curve to the left having a radius of 682.96’ a dist. of 274.80’; th. N 64 deg 39’ 46” E a dist. Of 386.82’; th. N. 76 deg 40’05” E a dist. of 166.03’; th. N 89 deg 56’51” E a dist. of 364.33’; th. N 63 deg 14’ 48” E a dist. of 234.02’; th. N 89 deg 58’ 03” E a dist. of 924.29’; th. S 29 deg 16’ 0” W a dist. of 401.23’; th. S 89 deg 56’52” W a dist. of 1601.43’; th. S of 0 deg 14’ 05” E. dist. Of 200.0’; th S. 89 deg 56’52” W a dist. of 585.12’ to the POB containing 14.5199 acres more or less.

Less and accept the following:

A strip, piece or parcel of land lying in part of the SW 1/4 of Section 32, T20N, R16E, in Rogers County, Oklahoma.  Said parcel of land being described by metes and bounds as follows:

Beginning at the SW corner of the SW 1/4 of Section 32 thence N 01˚41’30’ W along the West line of the SW 1/4 of Section 32 to the Southerly right of way of US 412 extended a distance of 204.82 feet, thence S 88˚37’02” E along the Southerly right of way of US 412 a distance of 80.11 feet, thence N 83˚15’29” E continuing along the Southerly right of way of US 12 a distance of 130.02 feet, thence continuing along the southerly right of way of US 412 on a curve to the left having a radius of 682.96 feet having a chord bearing of N 71˚43’52” E. with a chord length of 272.95 feet and with an arc distance of 274.80 feet, thence N 63˚10’04” E and continuing along the Southerly right of way of US 412 a distance of 386.82 feet, thence N 75˚10’23” E and continuing along the Southerly right of way of US 412 a distance of 162.98 feet, thence S 53˚34’13” W a distance of 547.74 feet, thence S 88˚18’30” W a distance of 429.90 feet, thence S 04˚02’55” W a distance of 99.98 feet, thence S 01˚35’55” E to the South line of the SW1/4  of Section 32 a distance of 80.00 feet, thence S 88˚33’04” W along the South lie of the SW1/4  of Section 32 a distance of 89.87 feet to the Point of Beginning.

Containing 1.50 acres more or less of new Right-of-Way, the remaining area included in the above description being 0.39 acres of existing right-of-way.  Together with all abutters rights, including all rights to controlled access is as previously purchased on Project Number F-194 (2) and recorded in Book 450 on Pages 481, 482, 483 & 484 of the County Clerk’s records of Rogers County.
