NOTICE OF SHERIFF’S SALE

NOTICE IS GIVEN to Douglas Leavenworth; Spouse, if any, of Douglas Leavenworth; Rosalie A. Leavenworth; Spouse, if any, of Rosalie A. Leavenworth; Mortgage Electronic Registration Systems, Inc., as Nominee for GMAC Mortgage, LLC dba ditech, its successors and assigns; Bill R. Scarth, that on May 1, 2014, at 10:00, a.m., in the Lobby located at the Sheriff’s Office at 201 S. Cherokee of the County Courthouse in Claremore, Rogers County, Oklahoma, the Sheriff of said County will offer for sale and sell for cash at public auction to the highest and best bidder, with appraisement, all that certain real estate in Rogers County, Oklahoma, to  wit:

LOT 13 OF MEADOWRANCH, A SUBDIVISION IN SECTION 2, TOWNSHIP 20 NORTH, RANGE 16 EAST OF THE I.B.&M., ROGERS COUNTY, OKLAHOMA, ACCORDING TO THE RECORDED AMENDED PLAT THEREOF

PROPERTY ADDRESS: 14202 E. 530 Road, Claremore, OK 74017

subject to taxes and tax sales, said property being duly appraised at $150,000.00

Sale will be made pursuant to an Order of Sale issued upon a judgment entered in the District Court of Rogers County, Oklahoma, in Case No. CJ-2013-106, wherein JPMorgan Chase Bank, National Association is Plaintiff and Douglas Leavenworth is/are Defendant(s) to satisfy said judgment in the sum of $85,661.47 together with interest at 6.5% per annum from August 1, 2012, including late charges, $1,800.00 for attorney’s fee, $225.00 advances for title search, taxes, insurance, property preservation and all costs of this action accrued and accruing.

The addresses of the Defendant(s), Rosalie A. Leavenworth and Spouse, if any, of Rosalie A. Leavenworth, and her/his/their unknown successors are unknown to the Plaintiff.
