NOTICE IS GIVEN to Tammy L. Marrs; Spouse, if any of Tammy L. Marrs; John McGuire; Carolyn R. McGuire; John Doe, Occupant; JPMorgan Chase Bank, N.A., successor-in-interest to Washington Mutual Bank fka Washington Mutual Bank, FA; JPMorgan Chase Bank, N.A., successor by merger to Bank One, N.A.; Love, Beal & Nixon, P.C. that on February 7, 2013, at 10:00, a.m., in the Courtroom located at the Sheriff’s Office at 201 S. Cherokee of the County Courthouse in Claremore, Rogers County, Oklahoma, the Sheriff of said County will offer for sale and sell for cash at public auction to the highest and best bidder, with appraisement, all that certain real estate in Rogers County, Oklahoma, to  wit::

LOT FOUR (4) IN BLOCK ONE (1) OF COLONIAL ESTATES, AMENDED, A SUBDIVISION IN SECTION 12, TOWNSHIP 21 NORTH, RANGE 15 EAST OF THE I.B.& M., ROGERS COUNTY, OKLAHOMA, ACCORDING TO THE RECORDED PLAT THEREOF.

PROPERTY ADDRESS: 9095 Colonial Drive, Claremore, OK 74017

subject to taxes and tax sales, said property being duly appraised at $125,000.00

Sale will be made pursuant to an Order of Sale issued upon a judgment entered in the District Court of Rogers County, Oklahoma, in Case No. CJ-2012-274, wherein Wells Fargo Bank, NA is Plaintiff and Tammy L. Marrs and John McGuire and Carolyn R. McGuire is/are Defendants to satisfy said judgment in the sum of $72,955.40 together with interest at 5.25% per annum from November 1, 2010, including late charges, $1,800.00 for attorney’s fee, $690.00 advances for title search, taxes, insurance, property preservation and all costs of this action accrued and accruing.
