NOTICE IS GIVEN to Leslie A. Mathews; Kim Ellen Mathews; John Doe, Occupant; United States of America ex rel Internal Revenue Service that on April 11, 2013, at 10:00 o’clock, a.m., in the Court Room located at the Sheriff’s Office at 201 S. Cherokee in Claremore, Rogers County, Oklahoma, the Sheriff of said County will offer for sale and sell for cash at public auction to the highest and best bidder, with appraisement, all that certain real estate in Rogers County, Oklahoma, to wit:

LOT 7 IN BLOCK 1 OF WESTERN HEIGHTS PLAZA, A RE-SUBDIVISION OF BLOCK 5 OF WESTERN HEIGHTS ADDITION, AN ADDITION TO THE CITY OF CLAREMORE, ROGERS COUNTY, STATE OF OKLAHOMA, ACCORDING TO THE RECORDED PLAT THEREOF.

PROPERTY ADDRESS: 103 N. Wortman Place, Claremore, OK 74017

subject to taxes and tax sales, said property being duly appraised at $85,000.00.

Sale will be made pursuant to an Order of Sale issued upon a judgment entered in the District Court of Rogers County, Oklahoma, in Case No. CJ-2011-597, wherein Deutsche Bank National Trust Company, as Trustee for Argent Securities Inc., Asset-Backed Pass-Through Certificates, Series 2004-W2 is Plaintiff and Leslie A. Mathews, Jr. and Kim Ellen Mathews is/are Defendant(s) to satisfy said judgment in the sum of $78,814.86 together with interest at 8.9% per annum from May 1, 2011, including late charges, $1,800.00 for attorney’s fee, $250.00 advances for title search, taxes, insurance, property preservation and all costs of this action accrued and accruing
