NOTICE OF SHERIFF’S SALE

CJ-2012-341

Notice is given that on the 21 day of February, 2013, at 10:00 am, in the Court Room at the Sheriff’s office at 201 S. Cherokee, in the City of Claremore, Rogers County, Oklahoma, the Sheriff of said County will offer for sale and sell, with appraisement, for cash, at public auction, to the highest and best bidder, all that certain real estate in Rogers County, Oklahoma, to-wit:

The West 62.5 feet of the South 430 feet of the Northeast Quarter of the Southwest Quarter (NE/4 SW/4) in Section Twenty-five (25) Township Twenty (20) North, Range Fourteen (14) East of the Indian Base and Meridian, Rogers County, State of Oklahoma, together with a non-exclusive 15 foot roadway and utility easement described as being the West 15 feet of the North 290 feet of the Northeast Quarter of the Southwest Quarter (NE/4 SW/4) lying South of the St. Louis & San Francisco Railroad right-of-way according to the U.S. Government Survey thereof;

subject to unpaid taxes, advancements by Plaintiff for taxes, insurance premiums, and expenses necessary for the preservation of the subject property, if any, said property having been duly appraised at $163,000.00.  Sale will be made pursuant to a Special Execution And Order Of Sale issued in accordance with judgment entered in the District Court of Rogers County, Oklahoma, in Case No. CJ-2012-341, entitled Bank of America, N.A., Plaintiff, vs. John E. Armstrong, Shelli D. Armstrong, Jane Doe, as occupant of the premises, State of Oklahoma ex rel., Oklahoma Tax Commission, CitiBank (South Dakota) N.A., The Sherwin-Williams Company, Faust Corporation and Kelly Moore Paint Company, Inc., being all of the Defendants and persons holding or claiming any interest or lien in the subject property.
